Austin is changing—quickly, visibly, and in ways that will shape how we live here for decades.

From skyline-defining towers to massive infrastructure projects, the scale of development across the city is hard to ignore. And while growth has always been part of Austin’s story, this current wave feels different—more intentional, more interconnected, and in many ways, more transformative.

Here’s a look at some of the most important projects underway right now—and what they mean for the future of Austin.

A City in Motion

Austin’s rapid growth has reshaped not just the skyline, but how people move, work, and gather.

At the center of it all is a push toward better connectivity.

Project Connect (Light Rail)

A nearly 10-mile light rail line is planned to run through the heart of the city, connecting Crestview, South Congress, and East Riverside to downtown. Trains are expected to run every 5–10 minutes, offering a real alternative to Austin’s car-dependent lifestyle.

Why it matters: This is a fundamental shift in how Austin moves—opening the door to more walkable, connected neighborhoods.

I-35 Expansion

One of the most ambitious highway projects in Central Texas, the I-35 Capital Express aims to reduce congestion by adding high-occupancy lanes and lowering sections of the roadway through downtown. There are even long-term plans to cap portions with parks.

Why it matters: This isn’t just traffic relief—it’s an opportunity to reconnect parts of the city that have long been divided.

A City That Travels (and Welcomes the World)

Austin Airport Expansion

Austin-Bergstrom is preparing for major growth, with plans for a new arrivals and departures hall, a second concourse, and 32 additional gates.

Why it matters: As Austin becomes more globally connected, this expansion supports both tourism and business—and signals continued population growth.

Convention Center Redevelopment

The downtown convention center is being reimagined to accommodate larger events and increase Austin’s competitiveness as a destination city.

Why it matters: More events mean more energy downtown—but also ongoing conversations about how public resources are used.

Healthcare, Education, and Long-Term Investment

UT Medical Center

A $2.5 billion partnership between UT and MD Anderson will bring two specialty hospitals to Northwest Austin, expanding access to advanced care.

Why it matters: This positions Austin as a serious hub for healthcare and research.

UT Campus Expansion

From new academic buildings to student housing and renovations of iconic structures like the UT Tower, the university is investing heavily in its future.

Why it matters: UT continues to anchor Austin’s identity—this growth reinforces its influence on the city’s economy and culture.

A City Being Rebuilt—Block by Block

Capitol Complex Expansion

New office buildings, green space, and infrastructure are transforming the Capitol area into a more cohesive and accessible district.

River Park (East Riverside)

A massive mixed-use development spanning 109 acres, planned to include housing, retail, parks, and a major music venue.

Why it matters: This area is quickly becoming one of Austin’s most important growth corridors.

The Waterline

At over 1,000 feet tall, this 74-story tower will soon be the tallest building in Texas, rising above the Rainey Street District with residences, offices, hotel space, and retail.

Why it matters: This is the new face of downtown Austin—vertical, dense, and increasingly urban.

Sixth & Blanco

A thoughtfully designed mixed-use development blending retail, hotel space, and residential living in Clarksville, one of Austin’s most historic neighborhoods.

Why it matters: Growth isn’t just downtown—it’s happening in established neighborhoods too, with a focus on design and livability.

So… What Does This All Mean?

Austin isn’t just growing—it’s evolving.

We’re seeing:

  • A shift toward more density and vertical living

  • Increased investment in infrastructure and transit

  • A stronger focus on mixed-use, walkable environments

  • Continued expansion in healthcare, education, and global access
